"Why so cheap?"

A client reached out to Dustin after spotting a piece of land for sale at a surprisingly low price. It looked like a great opportunity, but the property had been sitting on the market for a while—raising some red flags. Dustin offered to dig into it.

The first thing he noticed was the lack of power poles on the land. The only way to get electricity in this case would be to secure permission from a neighboring landowner who had a power pole on their property. While they don’t own the pole itself, they still have to agree in writing to allow someone else to connect to it—and in some cases, neighbors aren’t willing to cooperate.

Dustin also knew the area had challenges with water. Nearby wells had a track record of coming up dry. Drilling a well is expensive—easily $10,000—and there’s no refund if it doesn’t produce water. And even if there’s a nearby water line, it’s critical to verify if there’s an available tap or if the line is already at capacity. 

In the end, the issue came down to a neighbor who was making sure no one could build next to him. It’s the kind of challenge that can scare buyers away—but Dustin has handled situations like this before.
